Property agents: after a listing presentation, could the owner explain what happens next without opening your slide deck?
A polished presentation helps organise a conversation. I suggest finishing with a short decision sheet that turns the discussion into an agreed plan. It is a practical exercise for your next appointment, whether you stay at your current agency or explore a move.
Show which comparable properties actually sold and which are still advertised. Record the source and date. Explain differences in condition, size and location, and label gaps honestly. An asking price is not a completed sale. If something needs checking, write down who will check it rather than filling the gap with a confident guess.
Ask the owner what can realistically be done before photography and viewings. Agree a small list, who owns each task and when it can be ready. Discuss permission to photograph and publish, access arrangements and information that should remain private. Do not promise a launch date before the necessary details are confirmed.
A useful update can separate enquiries, attended viewings, written feedback and offers. Agree the preferred channel and a realistic review date. Record questions and objections in the buyer's words where possible. Silence, impressions and page visits do not tell you what a particular buyer thinks.
Decide when you will sit down together to review the evidence and discuss possible changes. That could concern presentation, access, marketing or pricing. Avoid a rule that automatically changes the price after a fixed number of days. The point is an informed discussion, not a promise of a sale.
EVIDENCE → PREPARATION → UPDATES → REVIEW
Keep this as a working summary alongside the appropriate formal paperwork. Confirm it with the owner and correct misunderstandings before work begins.
Bring a practical question: what support would help you prepare and deliver this kind of presentation consistently? Ask to see how a proposed tool or process handles your task, then check current written terms, costs and responsibilities. Tool access and ongoing support are agreed separately.
